Electrical Installation Condition Report (EICR)
An Introduction to EICR
The electrical installation of a property must be maintained in a safe condition. This is best ensured by regular inspection of it by a competent electrician and by providing a procedure for reporting any damage found. Under the Health and Safety at Work Act 1974 employers are responsible for employees’ health and safety in the workplace. To this end, businesses should have an EICR carried out on their property's at least every five years.
In 2010-11 there were six deaths and 89 major injuries involving electricity in the workplace. In addition, there were 306 reported electricity-related injuries which resulted in people being away from work for more than three days.
Companies that fail to protect workers from electrical shocks and burns are regularly prosecuted by the Health and Safety Executive.
How often do I need to have it done?
As mentioned above an EICR needs to be carried out on a business premises usually every 4-5 years, however this is dependant on a number of circumstances, such as whether the premises is for domestic or commercial use, and if commercial the nature of the business.
For HMO's the building management should ‘ensure that every fixed electrical installation is inspected and tested at intervals not exceeding five years by a person qualified to undertake such inspection and testing’
